Asbestos inspection is a systematic process of identifying asbestos-containing materials (ACMs) and planning how to handle asbestos safely and compliantly. Our inspections are led by a Certified Asbestos Consultant and supported by trained inspectors and CSSTs (Certified Site Surveillance Technicians) to ensure full compliance with local, state, and federal regulations. Here’s a breakdown of how the asbestos inspection process typically works::
PREPARATION
During the preparation phase, a Certified Asbestos Consultant researches the building’s history, examining details like its age, renovations, and materials previously used that may have contained asbestos. Based on this information, they develop a comprehensive asbestos inspection plan that clearly defines the areas to evaluate and identifies materials requiring assessment for potential asbestos content.
VISUAL INSPECTION
Inspectors and CSSTs (Certified Site Surveillance Technicians) conduct a thorough site walkthrough, looking for materials likely to contain asbestos such as insulation (pipes, boilers, and ducts), floor tiles and adhesives, ceiling tiles, textured paints and coatings, and roof shingles. Special attention is given to attics, basements, crawl spaces, and mechanical rooms.
MATERIAL SAMPLING
When suspected ACMs are identified, samples are collected by trained inspectors under the oversight of a Certified Asbestos Consultant using strict safety protocols. These protocols include wetting materials to minimize dust, using appropriate tools to prevent fiber release, and clearly labeling each sample to maintain proper chain of custody.
ASBESTOS CONSULTING AND ANALYSIS
Collected samples are sent to accredited laboratories for analysis using approved testing methods such as polarized light microscopy (PLM) and transmission electron microscopy (TEM). A Certified Asbestos Consultant reviews the laboratory results to determine asbestos presence, type, and potential risk.
REPORTING
Following analysis, the Certified Asbestos Consultant prepares a detailed report outlining the locations and types of ACMs identified, the condition of the materials (intact or damaged), and recommendations for management, monitoring, or removal. The report may also include a risk assessment based on material condition, accessibility, and exposure potential.
DEVELOPING AN ASBESTOS MANAGEMENT PLAN
Based on the findings, the Certified Asbestos Consultant, often working alongside CSSTs (Certified Site Surveillance Technicians), develops a customized asbestos management plan. This plan outlines safe handling, removal, and disposal practices and coordinates with licensed asbestos abatement professionals.
